Price per square meter: what it tells you, what it doesn't, and how to use it to choose well
The total price tells you how much an apartment costs. The price per square meter tells you whether it's expensive.
Part 1
Why price per square meter is used
Think of the grocery store
You're buying tomatoes and there are two bags: one for USD 2 and another for USD 3. The first one looks cheaper, until you check the weight: the small bag holds half a kilo, the big one a full kilo. Per kilo, the USD 3 bag is actually the better deal.
Small bag · ½ kg
USD 2
= USD 4 per kilo
Large bag · 1 kg
USD 3
= USD 3 per kilo · better deal
Apartments work the same way. No two have the same size, so comparing them by total price is like comparing bags without checking their weight. The square meter is a property's "kilo".
An example with apartments
Which one is cheaper?
Apartment A
USD 90,000
45 m²
USD 2,000
per m²
Apartment B
USD 119,000
70 m²
USD 1,700
per m² · the better buy
At first glance, A is "the cheap one". But for every square meter, A costs USD 300 more. Proportionally, B is the better buy.
One simple calculation
Price per m² = total price ÷ square meters
What it's useful for
- Comparing apartments of different sizes, from a studio to a three-bedroom.
- Knowing what a neighborhood is worth. Each neighborhood has its own reference price per m². Today, the average apartment in Asunción is listed at around USD 1,700 per m², and the most sought-after areas are above that. In our Market section we publish the price per m² for each neighborhood.
- Spotting opportunities. If units in a neighborhood are listed at USD 1,800 per m², a 60 m² apartment should be around USD 108,000. If you find it at USD 99,000, you're paying USD 1,650 per m²: 8% below its neighborhood.

Overpriced or an opportunity?
Before you do the math
Two details when doing the math. Ask how many of the square meters are indoor space, because a balcony isn't worth the same as an interior room. And if the parking space is sold separately, take it out of the price before dividing.
Part 2
What price per square meter doesn't tell you
Picture two 70 m² apartments, both at USD 126,000. Same total price, same price per m²: USD 1,800. Are they worth the same? Not necessarily. The square meter is the starting point, not the answer. Three things make the difference.
1 · Location
Defines the price
It's what defines the price the most. The same square meter is worth more or less depending on the neighborhood: access to services, demand and how the neighborhood is evolving outweigh almost everything else. That's why you should always compare against the reference for that area, not the city average.
2 · Finishes
Basic or high-end
Floors, windows and doors, kitchen and bathrooms. A basic finish is not the same as a high-end one: it changes how the apartment feels to live in, how long it lasts and how much you'll spend maintaining it. Two units with the same price per m² can have very different finishes.
3 · The building
It matters too
Construction quality, age, amenities and how well it's maintained. A good building protects your investment over time; a neglected one slowly wears it down, even if today the price per m² looks the same.

Part 3
What are you buying it for?
The right apartment depends on your goal. That's why you define the goal first, and choose the unit second.
If you're after rental returns
Smaller yields more
If you want steadier income
Bigger, steadier
If you're going to live there

- 2Choose the unit
Part 4
Good design feels bigger
Two apartments can have exactly the same square meters and feel completely different.
The layout
Long hallways and poorly used spaces steal square meters: you pay for them, but you don't live in them. A well-designed apartment connects its spaces (living, dining and kitchen in one open area, for example) and feels larger than it really is.

In short
- The total price tells you what you pay. The price per m² tells you whether it's expensive or cheap.
- Always compare it against the reference for its neighborhood.
- Location, finishes and the building can make two units with the same price per m² very different buys.
- Define your goal before choosing: rental returns, steady income or a place to live.
- Good design makes the same square meters go further.
